•They respond to all questions, queries and book the showings

•They may have good Tenants in the funnel that they can introduce to your Property. They may also have a ‘naughty list’ of known underperforming Tenants to avoid.

•They show the unit – evenings, weekends until you receive rental application(s)

•Send you weekly reports summarizing the number of showings, feedback and progress on filling the unit

•They ensure each Rental Application is filled out fully, call all the references, verify income/employment and run a credit check.

•They prepare the lease, add any addendums, have all the documents signed and collect first and last months rent

•They do the ‘Move In’ Check List including keys, showing them what they need to know about the building, setting expectations and letting them know how to contact them if they are going to Manage Your Property or if you self manage, how to contact you.
